Mulgrave homes: a suburb of houses
Almost every home in Mulgrave is a house, by the 2021 Census, and almost none is an apartment.

Garage, shed and garden clean-outs and renovations are the usual jobs here. About 226 new houses were approved in the five years to June 2026, by our sum of ABS building approvals: about four for every hundred existing houses, half the rate in Glen Waverley and Mount Waverley.
About one Mulgrave address in eight is in the Waverley Park estate, by our count, built on the old stadium’s car park, with smaller yards and walls on the boundary. There the skip may need to go on the street, which needs a Monash permit and can’t be on an arterial road.
Garden clean-ups and the tree rules
In most of Mulgrave, the state-wide canopy tree rule below is the one to check for a big backyard tree.
In the eastern streets toward Dandenong Creek, about 18% of homes by our count, Monash’s Tree Protection Area applies too, with its own size test; Monash gives free advice if you’re unsure.
A state-wide rule applies on top of that. In most residential zones (not Low Density Residential), Clause 52.37 needs a permit to remove, destroy or lop a canopy tree at least 5 m tall with a canopy averaging at least 4 m across. On a block with a house, that narrows to trees with any part of the trunk within 6 m of the narrowest street frontage or 4.5 m of the rear boundary. A dead tree is exempt. Look up your block on VicPlan, or ask the council, before you cut.
Dandenong Creek
Dandenong Creek forms Mulgrave’s eastern edge.
The SES says parklands and golf courses on either side of the creek act as a buffer, protecting properties from more regular flooding, and lists Mulgrave among the places in Monash at risk of flooding. Mile Creek East begins at a retarding basin at the Wellington Road and Monash Freeway intersection, Monash’s flood plan says.

Monash’s Recycling and Waste Centre in Notting Hill, about 1 km from Mulgrave’s north-west edge, and the Knox Transfer Station in Wantirna South, about 5 km away, both in a straight line, by our measure. Greater Dandenong, across Police Road, has no tip of its own.
